End-of-tenancy clearances are usually time-sensitive — landlords need the property back on the market quickly. We’ll work to a specific deadline if you give us one, including weekend clearances by arrangement, with a certificate of disposal provided as standard for the tenancy file.
Probate and downsize clearances are handled with more care and less rush. Sentimental items are set aside, anything of value is flagged and offset against the cost where we can, and salvageable furniture is routed to charity where possible. Photos in, price out, day agreed, done.

What happens to the contents?
Everything is sorted on-site. Salvageable items are offered to local charities where possible. Recyclables go to a licensed transfer station. Everything else is legally disposed of with paperwork available.
How fast can you clear a house?
Most single-occupancy properties are cleared in a single working day. Larger family homes or properties with restricted access take 1-2 days. Quoted with the price.
How does house-clearance pricing work?
Per-job, fixed, based on photos of each room plus garage and attic. Most clearances land between low three-figures and low four-figures. The quote we send is everything — labour, transport, sorting, disposal, VAT.
Will you take items of value off the cost?
Where we can, yes. Significant items of value — decent furniture, appliances under 5 years old, certain collectibles — we’ll flag at quote stage and offset against the clearance cost.
